  • How much does a luxury custom home cost to build in Calgary?

    The cost varies considerably depending on lot complexity, size, and the materials and systems you choose. As a general benchmark, custom homes in Calgary typically range from $300 and up per square foot, with two-storey homes tending to be more cost-effective than bungalows, which require larger foundations and roof spans. 

  • How long does the process take from first conversation to moving in?

    Generally speaking, a custom build takes approximately 12-18 months to complete from start to finish. The breakdown looks roughly like this: design and planning runs about 2-4 weeks, permitting takes 2-4 weeks, and construction runs 10-16 months. Timelines are affected by the complexity of the design, permit queue at the City of Calgary, and trade scheduling. We provide a clear project timeline early in the process and keep you informed at every stage.

  • What warranty coverage is included with your homes?

    All our new homes come with a comprehensive warranty package, typically including a 1-year builder warranty, 2-year distribution systems warranty, 5-year building envelope warranty, and a 10-year structural warranty, for your peace of mind.

  • Do I need to own a lot before I can start working with you?

    No, and many of our clients don't. We're experienced in lot assessment and can help evaluate properties you're already considering, as well as assist in identifying suitable land in the communities you're drawn to. We look at factors like topography, orientation, setback requirements, utility servicing, and how the lot will work architecturally before you commit to purchasing. If you already have a lot, we'll examine it together and discuss what it makes possible.

  • Can I make changes to the design once construction has started?

    Yes, but it depends greatly on the timing. Changes made during the design phase cost nothing beyond the design time. Changes made after permits are submitted may require permit amendments, which add time. Changes made during active construction can involve material costs, trade rescheduling, and delays. We encourage clients to take the design phase seriously to work through decisions before they become expensive to reverse. That said, unexpected changes happen on every build, and we handle them transparently: every change is documented, costed, and approved by you before work proceeds.

  • How involved will I be during the build?

    As involved as you want to be. We conduct regular site walkthroughs at key milestones such as framing, rough-in, and pre-drywall so you can see the home taking shape. You'll have consistent contact with the same project manager throughout the build, not a rotating cast. We don't believe in surprises: if something on site changes, you hear about it from us before it becomes a problem. Decisions that affect your home get made with you.

  • What does "fully custom" actually mean?

    A fully custom home means the floor plan, exterior, interior layout, and every specified material and system is designed by and for you. There are no pre-selected packages or standard elevations to choose from. You work with our architectural and design team from a blank page, with your site, your lifestyle, and your aesthetic preferences as the starting point. Some decisions are guided by practical constraints, such as your lot's setbacks, structural requirements, mechanical systems, but within those, the home is entirely yours.
